Он Phuket luxury real estate market in 2026 is not a simple growth story.
International demand remains strong across premium condominiums, private pool villas, branded residences and high-end lifestyle properties. At the same time, Phuket is absorbing a large wave of residential supply launched over recent years, while further projects continue to enter the market.
For buyers, selection matters more than ever.
The key question is no longer simply whether Phuket luxury real estate is attractive.
The more useful question is whether a specific property justifies its asking price, ownership structure, location, construction quality, operating costs and future competition.
A genuinely scarce sea-view villa in an established prime location is fundamentally different from a newly launched property entering an area where numerous competing projects may be delivered over the coming years.
In 2026, understanding that difference is becoming central to successful property selection in the Phuket luxury real estate market.

Phuket Luxury Real Estate Market 2026: Quick Outlook
Он Phuket luxury real estate market remains one of Thailand’s most internationally visible residential property sectors.
The market is also entering a more selective phase.
CBRE reported that new condominium project launches increased by 44.8% in the first half of 2026 compared with the second half of 2025. At the same time, only three condominium projects were completed during H1 2026, totalling 1,196 units, reflecting delays in some scheduled handovers.
This follows a second half of 2025 in which new condominium launches had fallen by 16.5% compared with the previous half, while completed supply increased significantly.
The important point is therefore not simply that supply is rising.
Launches, completions and future pipeline are moving at different speeds.
For buyers, the practical issue is that properties purchased today may face significant competition from projects launched during the recent development cycle as those units are completed and resold over the coming years.
Official market figures are available from CBRE Thailand.
The Real 2026 Question: Future Competition
This is one of the central changes shaping the Phuket luxury real estate market in 2026.
For several years, Phuket benefited from tourism recovery, international relocation, lifestyle demand and renewed investment.
Developers responded with substantial new supply.
Colliers Thailand reported that Phuket recorded more than 45,000 newly launched residential units between 2021 and 2025. It also forecast that new condominium supply could moderate to approximately 6,000 to 8,000 units in 2026 after a two-year surge of nearly 25,000 units.
This moderation does not remove the competitive pressure created by the existing pipeline.
It simply changes the timing.
A buyer in the Phuket luxury real estate market should therefore analyse not only the property being purchased today, but also the properties likely to compete with it in three, five or ten years.
This is especially important in fast-developing areas such as Bang Tao, Cherng Talay and parts of Phuket’s central west coast.
A growing district can become more desirable while individual properties inside that district become less scarce.
Это различие имеет значение.
For a broader view of the island’s property cycle, see our Анализ рынка недвижимости Пхукета в 2026 году.
Luxury and Scarcity Are Not the Same
В Phuket luxury real estate market, scarcity can matter more than headline pricing.
Luxury should not be defined by asking price alone.
A property priced at THB 50 million is not automatically more desirable, more scarce or more investable than one priced at THB 25 million.
The strongest luxury assets usually combine characteristics that are difficult to reproduce.
These can include:
- exceptional micro-location
- genuine sea views
- beachfront or near-beach positioning
- конфиденциальность
- пригодная для использования земля
- distinctive architecture
- strong construction quality
- efficient layouts
- профессиональное управление
- legal clarity
- good access
- limited competing supply
Luxury furniture can be replaced.
Finishes can be upgraded.
Facilities can be added.
A scarce location cannot easily be manufactured.
For long-term value, buyers should therefore ask:
What does this property offer that another developer cannot easily reproduce?
Scarcity Is Becoming More Valuable
As Phuket develops, genuine scarcity becomes more important.
Prime beachfront land is limited.
Established panoramic sea-view sites are limited.
Large private plots in mature locations are limited.
Low-density estates with protected surroundings are difficult to recreate.
The same can apply to exceptional foreign-freehold condominium units in locations where future supply is naturally constrained.
A new property may look more impressive than an older one, but if several similar projects can be built nearby, its competitive position is very different from an asset whose location or physical characteristics are difficult to duplicate.
This distinction should influence both purchase price and resale expectations.
Роскошные виллы на Пхукете
Luxury villas form a major part of the Phuket luxury real estate market, but the segment covers a very wide range of properties.
At one end are modern three and four-bedroom private pool villas aimed at international families and investors.
At the other are large sea-view estates, architect-designed residences, branded villas and ultra-prime beachfront homes.
Calling all of them “luxury villas” does not make them comparable.
Villa values are particularly sensitive to micro-location.
Two villas with the same number of bedrooms and similar built areas can have very different long-term value because of land quality, view, privacy, access, architecture and surrounding development.
For luxury villas, buyers should look closely at:
- quality and permanence of the view
- ориентация
- конфиденциальность
- land size
- склон
- подъездные дороги
- стоянка
- качество строительства
- макет
- outdoor living space
- maintenance requirements
- структура собственности
- конкурирующий товар на вторичном рынке
Price per square metre alone is often an inadequate valuation method for high-end villas.
Land quality, location and scarcity can matter more than the size of the building.
See current Виллы на продажу в Пхукете.
The THB 15–35 Million Villa Segment Is Highly Competitive
One segment deserves particular attention.
CBRE reported that the THB 15–35 million villa segment represented the largest proportion of new villa launches in H1 2025, H2 2025 and again in H1 2026.
That matters because many new villa projects are competing for a similar buyer.
A villa in this price range now needs more than contemporary design and a private pool to remain differentiated.
Покупателям следует задавать следующие вопросы:
How many similar villas already exist nearby?
How many projects are under construction?
How strong is the land component?
How easy will resale be if newer projects are launched nearby?
Will the design still look competitive in five years?
A property being new today does not guarantee that it will remain distinctive tomorrow.

Branded Residences Are Expanding
Branded residences remain one of the most important trends in the Phuket luxury real estate market.
These developments combine private property ownership with the identity or operating standards of an international hospitality, lifestyle or design brand.
Depending on the project, owners may receive professional management, hospitality services, shared facilities, rental programmes and international marketing support.
A strong brand can add real value.
It can improve visibility, management standards, service quality and buyer confidence.
But a brand does not justify any purchase price.
Buyers still need to analyse:
- purchase premium
- размер единицы
- расположение
- usable space
- плата за управление
- резервный фонд
- rental programme conditions
- ограничения на использование владельцем
- developer track record
- будущие конкурирующие предложения
The underlying real estate remains fundamental.
A recognised logo cannot compensate for a weak location, inefficient layout or excessive asking price.

Bang Tao, Cherng Talay and Laguna
Bang Tao and Cherng Talay have developed into one of Phuket’s most complete international residential zones.
The area combines beach access, hotels, restaurants, beach clubs, schools, supermarkets, wellness facilities, retail, condominiums, villas and branded residences.
That ecosystem creates strong lifestyle demand.
It also continues to attract developers.
Colliers has identified Bang Tao and Cherng Talay among the locations expected to remain important for new condominium supply, while recent holiday-home development has also been strongly concentrated around Cherng Talay.
This creates both opportunity and competition.
A buyer should distinguish between the growth of the district and the investment quality of an individual property.
A strong area does not guarantee that every project inside it will perform equally well.
One useful question is:
If I sell this property in five years, how many newer properties will a buyer compare with mine?
That question can reveal more about future resale potential than a headline projected yield.
For a more detailed view of this part of the island, see our guides to Bang Tao, Cherng Talay and Laguna, or compare the main locations in our Где купить недвижимость на Пхукете гид.
Layan and Surin
Layan and Surin offer a different mix of established premium property and new development.
Layan continues to attract villa projects because of its proximity to Bang Tao and Layan Beach while still offering areas with larger plots and lower-density residential environments.
The strongest properties combine good land, privacy, access and a position that remains difficult to reproduce.
Surin is more compact and established, but micro-location matters significantly.
Slope, road access, sea view, neighbouring construction and beach proximity can change quickly within a small area.
In both markets, buyers should avoid relying on the district name alone.
For more detail on these two premium west-coast locations, see our guides to Surin and Layan or compare them with other locations in our Где купить недвижимость на Пхукете гид.
Камала и «Миля миллионеров»
Kamala offers a different luxury proposition.
The coastline between Kamala and Patong contains some of Phuket’s best-known high-end villa estates.
The strongest properties along the area often referred to as Millionaire’s Mile combine panoramic sea views, privacy, substantial land, architectural individuality and limited comparable supply.
Those characteristics can create genuine scarcity.
However, very expensive villas also have smaller resale markets.
A THB 200 million villa does not need thousands of buyers.
It needs the right buyer.
Pricing and patience therefore become increasingly important at the ultra-luxury level.
For a closer look at this market, see our Kamala area guide и наши Путеводитель по Миле Миллионеров.
Cape Yamu and the East Coast
Cape Yamu represents another type of luxury market.
The area is associated with large estates, significant land, privacy, architecture and views across Phang Nga Bay.
It appeals to buyers who prioritise space and seclusion rather than immediate access to west-coast beach clubs or tourist centres.
This illustrates an important point.
There is no single Phuket luxury buyer.
A family may prioritise international schools.
A yacht owner may value marina access.
A holiday buyer may prefer the west coast.
A private-estate buyer may prioritise land and privacy above everything else.
Luxury property should therefore be matched to the buyer’s actual use case.
For more detail on this part of Phuket, see our Cape Yamu area guide
Luxury Does Not Mean Liquid
This is one of the most important principles in the Phuket luxury real estate market.
A property can be valuable without being liquid.
The more specialised and expensive the asset becomes, the narrower its natural buyer pool may become.
A well-priced THB 15 million condominium may be easier to resell than an exceptional THB 150 million villa.
That does not necessarily make the villa a poor purchase.
It means liquidity forms part of the risk profile.
Before buying a luxury property, consider:
- who the likely future buyer will be
- what alternatives that buyer will see
- how long a resale could realistically take
- whether the property remains competitive against future supply
A buyer who may need to sell quickly should assess liquidity differently from someone planning to hold a property for 15 years.
How Much Does Luxury Property Cost in Phuket?
There is no reliable single island-wide luxury price.
The market is too diverse.
Prices vary according to:
- микролокация
- beach proximity
- вид на море
- land size
- usable built area
- качество строительства
- возраст
- бренд
- структура собственности
- управление
- конфиденциальность
- конкурирующее предложение
Generic island-wide averages can therefore be misleading.
A more useful valuation question is:
What else can I buy today for the same money?
A buyer considering a THB 40 million villa should compare it with other villas, selected condominiums, branded residences and resale opportunities available at a similar total cost.
Opportunity cost matters.
New Development vs Resale
Он Phuket luxury real estate market offers both new developments and established resale opportunities, and neither category is automatically superior.
New developments dominate much of Phuket’s property marketing.
They offer modern design, staged payment plans, new facilities and strong presentation.
Resale property can offer different advantages.
With a completed property, buyers can inspect the real view, real construction quality, actual neighbours, actual access, management standards and surrounding development.
There is less dependence on renderings and forecasts.
A completed resale property can also benefit from greater scarcity if the surrounding area is already established.
Neither new nor resale is automatically better.
The correct comparison depends on price, quality, location, risk and the buyer’s objectives.
Качество строительства приобретает большее значение на уровне люкс.
High purchase prices do not guarantee high construction quality.
Luxury buyers should look beyond finishes and presentation.
Important questions can include waterproofing, drainage, retaining structures, roof details, mechanical systems, air-conditioning installation, pool systems, material durability and maintenance access.
For villas built on slopes or difficult sites, engineering and drainage can be particularly important.
Independent legal and technical checks should be considered where appropriate.

Rental Yield: Focus on Net Return
Luxury property marketing often emphasises rental yield.
Buyers should be cautious with headline numbers.
The figure that matters is not simply gross rental income.
The important figure is what remains after costs such as:
- управление
- плата за пользование общими зонами
- обслуживание
- Коммунальные услуги оплачиваются собственником.
- pool and garden maintenance
- страхование
- ремонт
- вакансия
- marketing
- rental platform fees
- налоги, где это применимо
Luxury villas can generate substantial rental income, but they can also carry substantial operating costs.
Projected returns should therefore be tested against realistic occupancy and expense assumptions.
For a wider investment framework, see Investing in Phuket Property.
Ownership Structure Still Matters
Luxury pricing does not remove ownership constraints.
Foreign buyers still need to understand the legal structure of the property they are considering.
Depending on the asset, this may involve condominium foreign freehold, Thai freehold ownership, leasehold structures, company ownership or other arrangements requiring professional legal review.
The ownership structure can affect risk, financing, future resale and the pool of potential buyers.

The JFTB View
The strongest assets in the Phuket luxury real estate market are not necessarily the newest, the largest or the most expensive.
The properties that deserve the closest attention are those that combine quality with defensible scarcity.
That may mean:
- a genuine beachfront position
- an established panoramic sea view
- significant usable land
- unusually strong privacy
- exceptional architecture
- a mature low-density estate
- foreign-freehold ownership in a difficult-to-replicate location
- a property priced meaningfully below superior alternatives
Верно и обратное.
A visually impressive new property can still be vulnerable if many similar properties are being delivered nearby.
For buyers, the discipline is simple:
Compare the property not only with what exists today, but with what may compete with it tomorrow.
Selected Luxury Property Opportunities
JFTB uses the same comparative approach across the Phuket luxury real estate market, from premium condominiums to ultra-prime villas.
JFTB works with selected luxury villas, condominiums, branded residences, land and off-market opportunities across Phuket.
Rather than assuming that every high-priced property represents a strong purchase, we compare asking price, location, scarcity, ownership structure, quality and resale potential before recommending the next step.

Часто задаваемые вопросы
Is the Phuket luxury real estate market still attractive in 2026?
Yes, but buyers need to be more selective.
Он Phuket luxury real estate market continues to attract international demand, but project quality, scarcity, ownership structure and future competition matter more than simply buying into Phuket as a destination.
Is Bang Tao still a good area for luxury property?
Bang Tao and Cherng Talay remain important premium residential locations with strong infrastructure and lifestyle demand.
However, buyers should consider the substantial level of existing and future competition when assessing individual projects.
Are luxury villas better investments than condominiums?
Не автоматически.
Villas may offer land, privacy and scarcity, while condominiums can offer lower operating complexity, foreign freehold ownership and broader resale liquidity.
The correct choice depends on the individual asset and buyer objective.
Are branded residences worth the premium?
Sometimes.
A strong brand can improve management, service standards and international visibility, but the premium still needs to be justified by the underlying real estate and ownership terms.
Is a new property safer than a resale property?
Не обязательно.
New property can offer modern specifications and staged payments, while resale allows the buyer to inspect the actual property, surroundings and management before purchase.
What matters most when buying luxury property in Phuket?
Location, scarcity, construction quality, ownership structure, operating costs, resale liquidity and competing future supply are among the most important factors.
Speak to JFTB About Luxury Property in Phuket
