For a buyer looking for a restaurant business for sale in Patong Phuket, taking over an existing fitted operation can provide a faster route to market than securing an empty commercial unit and completing a full restaurant fit-out.
The value of any takeover should nevertheless be assessed on the basis of the lease, physical assets, licences, operating history and commercial potential rather than equipment value alone.
Prime Location Near Bangla Road
Patong is Phuket’s largest and most established tourism and entertainment centre, attracting international visitors throughout the year.
Bangla Road forms the core of Patong’s nightlife district, while the surrounding streets contain restaurants, bars, hotels, retail businesses and entertainment venues.
The central location of this restaurant business for sale in Patong Phuket therefore places an incoming operator close to a substantial concentration of hotels and visitor accommodation.
Patong Beach, Jungceylon shopping centre and the surrounding commercial district are also within the wider central Patong area.

Business Takeover Rather Than Property Ownership
This opportunity should be understood as a business takeover with leased premises, not the acquisition of the underlying land or building.
The takeover price and the rental obligation therefore need to be assessed separately.
At the stated terms:
- Business takeover: 10 миллионов бат
- Monthly premises rent: THB 200,000
- Annual base rent: approximately THB 2.4 million
- Remaining lease: approximately 8 years
Potential purchasers should verify whether the rent is fixed for the remaining lease period or subject to scheduled increases.
They should also review the security deposit, lease assignment conditions, landlord approval requirements and renewal provisions before making a commitment.
Due Diligence Before Buying a Restaurant Business
Anyone considering this restaurant business for sale in Patong Phuket should carry out detailed commercial and legal due diligence before paying a deposit or takeover fee.
Important documents to review include the existing lease agreement, company documentation, licences, equipment ownership, employee obligations, utility liabilities and any contracts being transferred with the business.
The buyer should also establish precisely what is included in the THB 10 million takeover price.
Thailand’s official Department of Business Development provides company-registration services, business certificates and access to corporate information that can be useful when verifying the legal entity involved in a transaction.
Foreign investors should also obtain independent professional advice regarding the corporate structure and permissions applicable to their intended business activities. Who Could This Opportunity Suit?
Этот restaurant business for sale in Patong Phuket is primarily relevant to experienced hospitality operators, restaurant groups or investors who understand the operational requirements of a high-rent location.
The central Patong position can provide substantial commercial exposure, but rent, staffing, food costs, marketing expenses and seasonal fluctuations must all be incorporated into the financial model.
No investment decision should therefore be based solely on the location or stated customer capacity.
Current revenue, historical accounts and operating costs should be independently verified before determining the commercial value of the takeover.
