Current publicly advertised availability starts from approximately THB 4.65 million, subject to unit availability, ownership quota and future developer pricing updates.
For buyers comparing new condominiums in Bang Tao, the project’s strongest proposition is clear: proximity to the beach combined with a significantly broader amenity package than a typical boutique condominium development.
The Modeva Bang Tao – Resort-Style Condominium Development
Модева Банг Тао occupies approximately 25,328 sqm of land and comprises seven residential buildings of seven storeys, with a total of 859 condominium units.
This is therefore a substantial residential development rather than a low-density boutique project.
The buildings are arranged around landscaped communal areas, swimming pools and shared lifestyle facilities, creating more of a resort-campus environment than a conventional urban condominium.
That distinction matters when comparing projects.
Buyers who value extensive facilities, social areas, wellness amenities and resort-style living may find the scale attractive. Buyers prioritising maximum privacy, fewer neighbours and a quieter residential environment should also compare smaller developments in Bang Tao and Layan before deciding.

Residences and Unit Types
The development offers a broad range of condominium layouts designed for different buyer profiles.
Available configurations include:
- 1 Bedroom: approximately 29–51 sqm
- 1 Bedroom Plus: approximately 55–58 sqm
- 2 Bedroom: approximately 65–95 sqm
- 2 Bedroom Plus: approximately 93–111 sqm
- 2 Bedroom Duplex: approximately 112–113 sqm
- 2 Bedroom Penthouse: approximately 79–118 sqm
- 3 Bedroom Duplex: approximately 146–148 sqm
- 3 Bedroom Penthouse: approximately 130–148 sqm
This broad unit mix allows the development to accommodate buyers looking for compact holiday residences as well as families seeking larger units, duplexes or penthouses.
However, apartments within the same project should not automatically be considered equivalent.
Floor, building position, orientation, view, ownership structure and price per square metre can materially affect the quality of an individual purchase.
Buyers interested in a specific Foreign Freehold residence can also view this 1-bedroom condo for sale at The Modeva Bang Tao.
Current Pricing at The Modeva Bang Tao
Current advertised availability at Модева Банг Тао starts from approximately THB 4.65 million.
An entry-level example is a 29 sqm one-bedroom residence at approximately THB 4.65 million, equivalent to around THB 160,000 per sqm.
Larger two and three-bedroom residences, duplexes and penthouses can extend well beyond the entry-level price range.
For an investment buyer, the correct approach is therefore to compare specific units rather than relying solely on the project’s headline starting price.
A residence with a better floor, orientation, view or Foreign Freehold allocation may represent a stronger long-term purchase even when its headline price is higher.
Price per square metre should also be considered together with ownership costs, location within the development and realistic rental potential.
Developer prices and available inventory can change during construction and should always be reconfirmed before paying a reservation deposit.
59 Indoor and Outdoor Lifestyle Facilities
Facilities are one of the main selling points of Модева Банг Тао.
The project concept includes approximately 33 outdoor zones and 26 indoor facilities, creating around 59 communal lifestyle functions.
Swimming facilities include several resort-style pools together with a 50-metre lap pool and additional relaxation and water-based areas.
Fitness and wellness facilities include a gym, cycling and exercise areas, spa facilities, private onsen, steam rooms and saunas.
Work and social facilities include:
- Co-working spaces
- Business and meeting rooms
- Library
- Lounges
- Entertainment areas
- Co-kitchen
- Theatre room
- Golf simulator
Family-oriented facilities include children’s pools, play areas, kids’ club spaces and game zones.
The project also includes extensive landscaped communal areas designed to connect the residential buildings and shared facilities.
Он official The Modeva website provides the developer’s current project specifications, master plan, unit layouts and facility information.
Pet-Friendly Living
The project also incorporates a dedicated pet-friendly concept in Building B.
Planned facilities include a pet park and pet grooming area, making the development potentially relevant to buyers living in Phuket with dogs or other permitted pets.
Pet ownership should nevertheless be confirmed against the condominium’s final rules and regulations for the specific building and unit.
A project being marketed as pet friendly does not necessarily mean that all buildings, unit types or pet sizes will be subject to identical rules.
Плата за пользование общими зонами и расходы собственника.
A large facility package creates lifestyle value, but it also creates ongoing operating costs.
The current common area maintenance fee is approximately:
THB 85 per sqm per month
For example, a 41 sqm condominium would represent approximately:
THB 3,485 per month
or approximately
THB 41,820 per year
The current sinking fund contribution is approximately:
THB 850 per sqm as a one-time payment
These costs are important when comparing Модева Банг Тао with smaller condominium developments offering fewer communal facilities.
For investment buyers, the relevant calculation is not simply the acquisition price. Ongoing CAM fees and other ownership costs should be assessed against realistic rental income and expected owner usage.
Approximately 500 Metres from Bang Tao Beach
Location is another important advantage of the project.
Bang Tao Beach is approximately 500 metres away, while the wider Choeng Thale area provides access to restaurants, cafés, supermarkets, fitness centres and everyday services.
Boat Avenue, Porto de Phuket and Laguna Phuket are within convenient driving distance.
International schools, golf courses, sports facilities and some of Phuket’s most established residential communities are also located within the wider Bang Tao and Cherng Talay area.
Phuket International Airport is approximately 17 km from the project.
This location makes Модева Банг Тао relevant not only for holiday-home buyers but also for people considering longer periods of residence in Phuket.
Иностранная собственность на землю
Foreign Freehold ownership is available for selected units, subject to availability within the statutory foreign ownership quota.
This must be confirmed for the specific residence before reservation.
An apartment being available for sale within the development does not automatically mean that Foreign Freehold allocation remains available for that particular unit.
Thai Freehold, Foreign Freehold and other ownership structures may therefore apply depending on the residence and buyer.
International purchasers should verify the ownership allocation, purchase agreement, payment schedule and transfer documentation before making a binding commitment.
JFTB's Руководство по комплексной проверке недвижимости в Таиланде explains the principal legal and documentary checks buyers should consider before purchasing property in Thailand.
Construction Progress
The development is currently under construction.
According to the developer construction information available to JFTB for August 2026, overall construction progress had reached approximately 75.3%.
This advanced stage provides buyers with considerably more visibility than purchasing during the initial launch phase.
Nevertheless, expected completion, individual building handover dates, final specifications and completion of all common facilities should always be checked against the latest developer documentation before reservation.
JFTB’s Take on The Modeva Bang Tao
Модева Банг Тао makes the most sense for buyers who want to remain close to Bang Tao Beach and place significant value on resort-style facilities.
Its scale is simultaneously one of its biggest strengths and its principal trade-off.
With 859 residences, this is a substantial community. Buyers who enjoy a broad range of pools, wellness facilities, social areas and services may see that as a major advantage.
Someone looking primarily for privacy, very low residential density and minimal common-area activity may be better served by a smaller development.
For investment buyers, JFTB would not select a unit purely because of the project name or the number of facilities.
The individual residence still matters most.
Floor, orientation, view, layout, Foreign Freehold availability, price per sqm and recurring costs can materially change the investment case.
At current advertised entry pricing of approximately THB 4.65 million for 29 sqm, buyers have a useful benchmark for comparing this project with other new developments in Bang Tao.
