About JFTB Real Estate Phuket

Independent Phuket real estate agency helping international buyers and investors find villas, foreign freehold condominiums and selected property opportunities across Phuket.

Independent Real Estate Agency in Phuket Since 2013

JFTB Real Estate Phuket is an independent Phuket real estate agency established in 2013, advising international buyers, investors and property owners on Phuket property, including villas, foreign freehold condominiums, land and commercial properties.

Our role goes beyond presenting properties. JFTB helps clients compare opportunities, understand ownership considerations, negotiate effectively and coordinate due diligence before significant funds are committed.

JFTB is not tied to a single developer, project or property portfolio. Each property is evaluated against the client’s objectives, current market conditions and the merits of the opportunity itself.

A holiday home, a retirement property and a rental investment are not the same purchase. Each calls for a different assessment of location, ownership, price, operating costs, rental potential and resale prospects. Sometimes the right advice is that a property does not justify its asking price.

Independence does not mean JFTB Real Estate Phuket never works with developers, sellers or other agents; Phuket transactions often involve several parties. It means our analysis is not limited to one inventory, and that the commercial presentation of a property is kept separate from the questions that should be examined before a decision is made.

The principle has not changed since 2013: a property should be evaluated before it is sold.

Jean-François Jeff Martel - JFTB Real Estate Phuket

Jean-François “Jeff” Martel - Founder & Senior Real Estate Advisor

Jean-François “Jeff” Martel founded JFTB Real Estate Phuket in 2013. He advises international buyers, investors and property owners on condominiums, villas, land and commercial property across Phuket, including selected off-market properties.

Working in English and French, Jean-François focuses on property and market analysis, negotiation, ownership considerations and due diligence coordination. He helps clients assess rental potential, resale prospects and transaction risks before they commit.

Clients work directly with Jean-François throughout the property search and transaction process, with independent lawyers and qualified specialists involved whenever formal legal, technical or tax advice is required.

How JFTB Works

The process begins by defining what you are trying to achieve: budget, intended use, preferred location, ownership requirements, holding period, rental objectives and risk tolerance.

JFTB then shortlists relevant properties across the Phuket market, including selected off-market opportunities where appropriate. The aim is not the longest possible list, but a short list worth investigating.

Each shortlisted property is assessed beyond its presentation: asking price against available comparables, location, ownership structure, developer or project history, competing supply, realistic rental potential and resale prospects.

An attractive property is not automatically an attractive transaction.

Before significant funds are committed, JFTB identifies what needs to be verified and coordinates with independent lawyers and other qualified specialists when formal verification or legal advice is required.

JFTB is not a law firm and does not provide legal advice. See our guide to Property Due Diligence in Thailand.

Price is only one lever. Payment terms, inclusions, completion conditions, transfer arrangements and management terms all affect the value of a transaction.

JFTB negotiates using market evidence, the circumstances of the property and the client’s alternatives, not the advertised price alone.

Once terms are agreed, JFTB stays involved through completion, coordinating with the seller, developer, lawyers and other parties as required.

Where useful, support continues after completion through introductions to property management, rental, maintenance or resale specialists.

Why Clients Work With JFTB

I

Independent property selection

Properties and developments are compared across the market, not only within one developer's inventory.
II

Local experience

Continuous activity in Phuket since 2013, across property types, locations, ownership structures and market cycles.
III

Critical evaluation

Material concerns are identified early, before a client commits significant time or money.
IV

Transparency

A property's limitations are part of the discussion, as much as its strengths.
V

Direct advice

Clients work directly with a senior advisor, not an anonymous sales platform or call centre.
VI

Room to change direction

A search can evolve, from villa to condominium or from one investment strategy to another. The goal is an informed decision, not the fastest transaction.

For international buyers, the physical property is only one part of the transaction. Ownership structure, title documentation, contract terms, developer obligations and rental assumptions can all change the decision, and the most important questions usually arise before a contract is signed.

JFTB Real Estate Phuket is not a law firm and does not provide legal advice. Matters requiring legal interpretation are referred to independent legal counsel.

Projected rental returns are treated as assumptions until the underlying numbers have been examined.

Property Due Diligence and Buyer Protection

Ownership Structure

A condominium may qualify for foreign freehold ownership, while villas and land require a different analysis because foreign land ownership in Thailand is restricted. The official Thai government overview sets out the legal framework, and our guide to Freehold vs Leasehold in Thailand explains the options.

Title and Legal Verification

The documents should match what the buyer believes is being purchased. JFTB Real Estate Phuket identifies what needs to be examined and coordinates independent legal verification of ownership, registered rights and encumbrances.

Developer and Project Assessment

Off-plan and new developments should not be judged on renderings, show units or projected returns. JFTB reviews the developer’s track record, project status, location and competing supply.

Rental Income Claims

Projected yields are assumptions until the underlying numbers have been examined. JFTB Real Estate Phuket compares rental claims with market evidence and comparable properties.
