Private Resale of an Existing Purchase Contract
An important distinction with this Ayana Heights condo for sale is that it is not being marketed as a new unit directly from the developer.
The transaction involves the transfer of an existing purchase agreement from the current buyer to the new purchaser before project completion.
The agreed sale price is THB 13,950,000.
The current payment structure is:
- THB 9,207,000, representing approximately 66% of the purchase price, payable as part of the resale transaction
- THB 4,743,000, representing approximately 34% of the purchase price, payable around project completion
- THB 50,000 additional administration fee for the transfer of contractual rights
The exact procedure, payment schedule, seller’s contractual position and developer approval requirements should all be verified from the original purchase agreement and transfer documentation before funds are committed.
Independent legal review is strongly recommended for a contract-assignment transaction of this type.
Ayana Heights Seaview Residences
Ayana Heights is a large hillside residential development in Layan on Phuket’s west coast.
The project comprises 549 residences and includes studios, one-bedroom, two-bedroom and three-bedroom configurations.
The development has been designed around its elevated site, with buildings positioned to take advantage of the surrounding landscape and sea views.
The official developer information for AYANA Heights Seaview Residences confirms the 75.51 sqm two-bedroom configuration and the large-scale residential concept.
Residents are planned to have access to extensive communal facilities including swimming pools, landscaped areas, fitness facilities, sauna, children’s areas and coworking spaces.
Construction Underway
This Ayana Heights condo for sale remains under construction.
The developer continues to publish construction progress for the different buildings within the project, and structural and MEP works are advancing across the site.
Buyers can review the official AYANA Heights construction updates for current information directly from the developer.
The expected completion for this particular residence is currently indicated around June 2027, although off-plan completion dates should always be reconfirmed before signing a transfer agreement.
The buyer should review the latest construction schedule, handover provisions, payment timetable and contractual remedies applicable in the event of delay.

Buyers can compare the property with other Layan real estate listings currently offered through JFTB Real Estate Phuket.
Leasehold Ownership
The property is currently listed with Leasehold ownership.
The precise ownership and contractual structure should be confirmed from the original purchase agreement before the resale proceeds.
In particular, buyers should verify the duration and terms of the leasehold structure, contractual renewal provisions if applicable, ownership of the completed unit, transfer conditions and any developer requirements relating to the assignment of the existing purchase agreement.
JFTB’s guide to property due diligence in Thailand explains the principal legal and documentary checks buyers should consider before completing a property transaction.
For this specific resale, due diligence should cover both the underlying property and the seller’s contractual rights under the original purchase agreement.
Why Consider This Private Resale?
For buyers already considering Ayana Heights, a private resale can provide a different opportunity from purchasing remaining inventory directly from the developer.
The principal considerations are the unit’s position, sea-facing orientation, agreed resale price, remaining payment obligations and contractual transfer conditions.
This Ayana Heights condo for sale benefits from a two-bedroom configuration, approximately 75.51 sqm of living space and a third-floor position in Building B.
The buyer should compare the total acquisition cost against currently available developer inventory and other resale opportunities before proceeding.
No investment return or future appreciation should be assumed solely from the project location or asking price.
