Prime Location Near Kamala Beach, Phuket
The Residences at InterContinental Phuket Resort is located in กมลา, on Phuket’s prestigious west coast, approximately 360 metres from Kamala Beach.
The residential buildings are positioned inland from the beachfront resort, providing convenient access to the coastal environment without representing every apartment as a direct beachfront or ocean-view property.
Kamala is known for its relaxed atmosphere, established luxury residential communities and attractive combination of beach lifestyle and international hospitality.
Nearby destinations include:
Kamala Beach: approximately 360 metres from the development
Pine Beach Bar: beachfront dining and lifestyle venue
Café del Mar Phuket: established beach club in Kamala
Surin Beach: nearby luxury coastal destination
Bang Tao and Laguna Phuket: shopping, dining, golf and residential communities
Patong: entertainment, shopping and international restaurants
สนามบินนานาชาติภูเก็ต: approximately 35–45 minutes by car, depending on traffic
For buyers considering permanent residence, Kamala offers a quieter coastal environment than central Patong while remaining conveniently connected to Phuket’s western coastline.
Foreign Freehold Ownership for International Buyers
Selected condominiums at The Residences at InterContinental Phuket Resort are advertised within Thailand’s Foreign Freehold ownership quota.
Under the Thai Condominium Act, eligible foreign buyers may purchase qualifying condominium units directly in their own name, subject to the statutory foreign ownership limit and other applicable legal requirements.
Foreign Freehold ownership is particularly attractive to international purchasers seeking long-term residential property ownership without relying on a Thai nominee company structure.
However, Foreign Freehold availability must be confirmed for the specific unit before entering into a purchase agreement.
Buyers should verify the condominium’s legal registration, foreign quota availability, ownership documentation, contractual conditions and applicable transfer fees with independent legal counsel.
JFTB Real Estate Phuket assists international buyers with property comparisons, negotiation support and coordination of legal due diligence.
Maintenance Fees and Ownership Costs
Luxury branded residences typically involve higher recurring ownership expenses than conventional condominium developments because of their facilities, management structure and hospitality-related services.
Published project information indicates the following charges:
Common Area Maintenance (CAM): THB 120 per sqm per month
Sinking Fund: THB 800 per sqm, payable once
For a 100 sqm condominium, this represents approximately THB 12,000 per month in common area fees, or THB 144,000 annually.
For a 117.50 sqm two-bedroom residence, the estimated common area fees would be THB 14,100 per month, or THB 169,200 annually.
The corresponding one-time sinking fund contribution would be approximately THB 94,000.
These figures exclude utilities, optional hotel services, personal expenses and any additional charges established under the final purchase and management agreements.
Buyers should review the complete ownership cost structure before committing to a purchase.
Why Consider The Residences at InterContinental Phuket Resort?
The project offers several distinctive characteristics for international luxury property buyers.
International Hospitality Brand
The InterContinental association provides a globally recognised hospitality identity, differentiating the development from many conventional Phuket condominium projects.
Limited Residential Collection
With 111 residences, the development offers a more exclusive residential environment than many large-scale condominium complexes.
Lifestyle Convenience
Professional residential management, security, fitness facilities and selected hotel services may appeal to owners seeking a comfortable, low-maintenance home.
Desirable Kamala Location
The development benefits from proximity to Kamala Beach, luxury hospitality venues and established residential communities.
Foreign Freehold Opportunities
Selected units are advertised within the Foreign Freehold quota, subject to legal and availability verification.
Luxury Living Without a Private Villa
For buyers who prefer a managed residential environment, the project provides an alternative to maintaining a standalone villa, private swimming pool and extensive grounds.
Investment Potential and Important Considerations
The Residences at InterContinental Phuket Resort occupies the premium branded condominium segment of Phuket’s property market.
Advertised prices for selected two-bedroom residences represent approximately THB 230,000 to THB 280,000 per sqm, depending on the individual apartment.
This pricing reflects a substantial premium compared with many conventional condominium developments in Phuket.
Buyers should therefore evaluate the value of the hospitality brand, location, residential services, apartment layout and long-term ownership costs.
Potential capital appreciation and rental demand depend on future market conditions, competition, management arrangements and the specific property purchased.
Neither rental returns nor future resale values are guaranteed.
For buyers planning to live in Phuket, residential comfort, privacy, building quality and ongoing expenses may be more important than projected investment performance.
