Established Business with Existing Wine Stock
One of the principal features of this wine business for sale in Rawai Phuket is that the buyer is acquiring more than an empty commercial space.
The stated takeover includes an existing operating company together with approximately THB 1 million of wine inventory.
This can significantly reduce the time required to establish stock, suppliers and day-to-day operations compared with launching a completely new business.
However, the final inventory should be checked item by item before completion.
A buyer should verify quantities, purchase costs, retail values, storage conditions and whether all stock is legally owned by the company being transferred.
Saiyuan and Rawai Location
Saiyuan is a well-established residential and commercial area in southern Phuket.
It connects the Rawai and Nai Harn areas with Chalong and includes restaurants, cafés, supermarkets, shops and other businesses serving both local residents and international customers.
The location can therefore provide access to both permanent residents and visitors staying in southern Phuket.

Business Takeover Rather Than Property Ownership
นี้ wine business for sale in Rawai Phuket is a business takeover involving leased commercial premises.
The THB 4.5 million asking price should therefore be separated from the ongoing rental obligation.
Based on the information currently provided:
- การเข้าซื้อกิจการ: THB 4.5 million
- Monthly Rent: THB 30,000
- Annual Base Rent: Approx. THB 360,000
- Included Wine Stock: Approx. THB 1 million
The buyer should confirm the remaining lease duration, rent escalation clauses, deposit, renewal rights and whether landlord approval is required for any transfer or change of operator.
These elements can materially affect the real value of the opportunity.
Company and Legal Due Diligence
Anyone considering this wine business for sale in Rawai Phuket should review the company structure and operating documentation before making a deposit.
อย่างเป็นทางการ Thailand Department of Business Development provides access to company-registration services, corporate certificates, financial filing systems and foreign-business services.

- Tax obligations

Independent legal and accounting review is strongly recommended before completing the transaction.
Verify Alcohol Licences and Operating Permissions
Because the business involves wine, a purchaser should not assume that every existing licence or permission automatically transfers with the company or premises.
The buyer should confirm exactly which licences are currently held, which entity holds them, their validity periods and whether any approvals must be renewed or changed following the takeover.
This verification should form part of the transaction conditions rather than being left until after completion.
Is This Business Suitable for an Investor?
The relatively low premises rent compared with many Phuket hospitality and retail locations is one potentially attractive feature of this wine business for sale in Rawai Phuket.
However, the takeover price should only be assessed after reviewing actual financial performance.
Important figures include:
- Monthly and annual revenue
- Gross margin on wine sales
- Net operating profit
- เงินเดือน
- สาธารณูปโภค
- Supplier terms
- Stock turnover
- Slow-moving inventory
- Tax liabilities

The approximate THB 1 million stock value should also be independently verified rather than automatically added to the business valuation at face value.
