For buyers comparing new condominiums in southern Phuket, The Katabello offers an established coastal location and an extensive resort-style environment.

The Title Katabello – Mediterranean Resort-Style Living in Kata

The Katabello occupies approximately 23,606 sqm of land and comprises eight residential buildings of seven storeys, with 760 condominium residences.

The development also includes two dedicated parking buildings and a separate pet-care facility.

Its Mediterranean Leisure Condo Resort concept combines soft architectural colours, landscaped gardens, water features and communal spaces designed to create a relaxed coastal atmosphere.

This is a substantial residential development rather than a small boutique condominium.

Buyers who value extensive leisure facilities and a resort-style environment may find the concept attractive. Those prioritising greater privacy and fewer neighbouring apartments should also consider smaller developments.

Residences and Apartment Types

The Katabello offers a range of layouts for holiday-home purchasers, residents and investors.

The developer’s published unit configurations include:

• 1 Bedroom S: 28 sqm
• 1 Bedroom M: approximately 32–36 sqm
• 1 Bedroom L: approximately 37–41 sqm
• 1 Bedroom XL: approximately 41–47 sqm
• 1 Bedroom Plus M: approximately 47–54 sqm
• 1 Bedroom Plus L: approximately 56–61 sqm
• 2 Bedroom: approximately 66–71 sqm
• Penthouse residences: approximately 68–168 sqm

Ceiling heights vary according to the building and floor.

Buildings A and C have published ceiling heights of approximately 2.60 metres. In Buildings B, D, E, F, G and H, ceilings are approximately 2.75 metres on the first and seventh floors and 2.60 metres on floors two to six.

Actual layouts, specifications and availability should be confirmed for each residence.

Current Pricing at The Title Katabello

The developer’s October 2026 Phase II price list indicates starting prices of approximately THB 4,851,000 for a 28 sqm one-bedroom condominium.

This represents approximately THB 173,250 per sqm.

A larger 37 sqm one-bedroom residence is listed from approximately THB 5,827,500, equivalent to THB 157,500 per sqm.

These examples demonstrate why buyers should compare both total purchase price and price per square metre.

Apartments in earlier phases or offered through resale listings may have different prices and ownership arrangements.

Building position, floor level, orientation, layout and available ownership quota can materially influence the value of an individual residence.

All prices and unit availability are subject to reconfirmation before reservation.

20 Indoor and Outdoor Lifestyle Zones

The Katabello incorporates approximately 20 principal lifestyle zones within its Mediterranean-inspired resort environment.

Planned outdoor amenities include resort-style swimming pools, landscaped promenades, relaxation areas and themed water features.

The developer’s published facilities also include:

• Fitness centre, boxing and yoga areas
• Onsen, sauna and steam facilities
• Cinema room
• Co-working and meeting spaces
• Library and private lounges
• Surf Café
• Children’s activity room
• Party and games areas
• Laundry facilities
• Pet pool, pet yard and grooming area

These amenities form an important part of the development’s lifestyle appeal.

However, the number and complexity of shared facilities also create maintenance obligations that buyers should consider when evaluating long-term ownership costs.

Final facilities remain subject to the approved specifications and completion of construction.

Pet-Friendly Facilities

The Katabello incorporates a dedicated pet-friendly concept, including a pet pool, outdoor pet areas, grooming facilities and a separate pet station building.

This feature may appeal to purchasers intending to live in Phuket with their pets rather than use their apartment exclusively as holiday accommodation.

Pet ownership remains subject to the condominium’s final regulations, including any restrictions on animals, sizes and access to communal areas.

Buyers should verify the rules applicable to their selected residence before reservation.

Common Area Fees and Ownership Costs

The October 2026 developer pricing documentation indicates a common area maintenance fee of THB 80 per sqm per month.

For a 28 sqm condominium, this represents approximately THB 2,240 monthly, or THB 26,880 annually.

The published sinking fund contribution is THB 800 per sqm, equivalent to a one-time payment of THB 22,400 for a 28 sqm apartment.

Additional ownership expenses may include utilities, insurance, furnishings, repairs, management services and applicable transfer-related costs.

These expenses should be included when assessing rental performance or long-term holding costs.

Approximately 650 Metres from Kata Beach

The Katabello is situated in Kata, within Phuket’s Karon administrative district.

Promotional project information indicates a distance of approximately 650 metres to Kata Beach. Buyers should verify the actual pedestrian route and access conditions rather than relying solely on the advertised distance.

Kata is an established coastal destination offering restaurants, cafés, shopping, surfing and beach activities.

Nearby areas include Karon Beach, Kata Noi, Chalong and other parts of southern Phuket.

The location may suit buyers looking for a holiday residence close to the beach or a condominium for extended stays.

Foreign Freehold Ownership

Foreign Freehold ownership may be available at The Title Katabello, subject to the remaining foreign ownership quota and allocation of the specific apartment.

Under Thailand’s Condominium Act, qualifying foreign ownership is generally limited to 49% of the total unit area within a registered condominium.

However, this statutory limit does not confirm Foreign Freehold availability for any particular residence.

Buyers must verify the individual unit’s ownership allocation, contractual terms, foreign remittance requirements and transfer arrangements before paying a reservation deposit.

JFTB’s guide to buying a condominium in Phuket as a foreigner explains the main ownership considerations.

Construction Progress and Expected Completion

The Title Katabello is currently under construction.

According to the developer’s September 2026 construction progress report, overall construction had reached 21.6%, compared with 16.1% in August.

The September report records:

• Piling works: 100%
• Structural works: 44.3%
• Architectural works: 2.3%
• System installations: 2.7%

The latest construction photographs show substantial structural activity across several residential buildings.

Project completion is anticipated in 2027, although the contractual completion and handover dates must be reconfirmed with the developer.

Buyers should request the current payment schedule, construction documentation, contractual delivery provisions and completion conditions before making a binding commitment.

JFTB’s Take on The Title Katabello

The Katabello’s principal advantages are its established Kata location, extensive resort-style facilities, range of apartment configurations and dedicated pet-friendly amenities.

The project may appeal to buyers seeking a holiday residence or a longer-term base near Kata Beach.

However, its scale is both a strength and an important consideration.

With 760 residences, owners may face competition from comparable apartments within the same development when renting or reselling.

For investment buyers, the individual apartment matters more than the project’s promotional concept.

Purchase price, floor, orientation, view, usable layout, Foreign Freehold availability and recurring ownership costs can significantly affect the overall investment case.

Rental income should never be evaluated using guaranteed occupancy or unverified yield assumptions.

The Katabello is still under construction, meaning buyers seeking immediate rental income should consider completed condominiums instead.
