About The Residences Overlooking Layan
Completed in December 2016, The Residences Overlooking Layan is a boutique residential development comprising just 18 units across three floors.
Developed by The Villas Overlooking Layan, the project combines modern architecture with traditional Thai-inspired design elements.
The residences were designed to maximise the advantages of their hillside location, with an emphasis on generous proportions, open living environments and views of Phuket’s western coastline.
Its limited number of units distinguishes the development from larger condominium projects and contributes to its exclusive residential character.
The development is particularly attractive to buyers who value privacy, peaceful surroundings and a location away from the island’s more densely populated tourist areas.
Prime Location Near Layan Beach and Laguna Phuket
The Residences Overlooking Layan enjoys a hillside location in Choeng Thale, on Phuket’s desirable northwest coast.
Layan Beach, known for its natural surroundings and quieter atmosphere, is approximately four minutes away by car according to the development’s location information.
The nearby Laguna Phuket resort area provides access to golf facilities, restaurants, hotels and a variety of leisure activities.
Bang Tao and Cherng Talay offer additional conveniences, including international restaurants, shopping facilities, supermarkets and everyday services.

Leasehold Ownership and Purchase Considerations
This apartment is offered for sale under a leasehold ownership structure, with an asking price of THB 29,000,000.
Leasehold property can be an option for international buyers purchasing residential real estate in Thailand. However, the contractual rights and obligations must be carefully evaluated before committing to a transaction.
Prospective purchasers should verify the remaining registered lease term, transfer conditions, any applicable renewal provisions and associated ownership costs through independent legal due diligence.
Unlike foreign freehold condominium ownership, leasehold rights are governed by the relevant lease agreement and applicable Thai law.
A clear understanding of the ownership structure is particularly important when assessing long-term use, inheritance arrangements and future resale possibilities.
JFTB Real Estate Phuket can assist buyers in coordinating the necessary documentation and independent legal review before purchase.
Lifestyle Appeal and Long-Term Investment Considerations
Spacious sea-view apartments with private swimming pools occupy a distinctive segment of Phuket’s residential market.
The combination of 245 sqm of space, three bedrooms, a private pool and a hillside setting may appeal to buyers seeking a luxury holiday residence or permanent home.
Layan‘s proximity to Laguna Phuket and Bang Tao also makes the area relevant for buyers considering potential long-term rental demand.
However, any investment assessment should take account of leasehold duration, maintenance costs, management fees, rental restrictions and comparable resale properties.
Rental income and resale performance cannot be guaranteed and should be evaluated according to the property’s actual operating conditions and legal documentation.
