The important distinction is that being legally allowed to own a property does not automatically mean that a Thai bank will finance the purchase.

In 2026, mortgage availability remains highly dependent on the buyer’s nationality, residence status, employment, income source, relationship with the lender, property type and the individual credit policy of the financial institution.

For foreign buyers considering property in Phuket, the practical question is therefore not simply:

“Can foreigners get a mortgage in Thailand?”

The better question is:

Which financing options are realistically available for my profile and the property I want to buy?

This guide explains the main options, limitations and risks foreign property buyers should understand before relying on financing to complete a purchase in Thailand.

Can Foreigners Get a Property Loan in Thailand?

Yes, a property loan in Thailand for foreigners is possible in some circumstances.

However, access is considerably more restricted than it is for Thai nationals.

Thai government guidance acknowledges that financial institutions may provide financing to foreigners purchasing qualifying condominium units. It also lists documentation commonly requested from foreign applicants, including passports, visas, work permits, salary certificates, bank statements, tax returns and evidence of income.

That does not mean every Thai bank currently offers a standard mortgage product to foreign applicants.

In fact, some major retail mortgage products specifically require the borrower to be a Thai national.

SCB currently states that a foreign national cannot be the borrower under its standard home loan product, although a foreigner may in some circumstances act as guarantor for a Thai borrower.

UOB Thailand’s standard home loan eligibility criteria also specify Thai nationality.

This illustrates one of the most important rules for foreign buyers:

A mortgage may be legally possible without being commercially available from every bank.

Bank policy can be more restrictive than the theoretical legal framework.

Why Property Loans Are Harder for Foreign Buyers

Thai banks generally evaluate residential mortgages on the assumption that the borrower has an established financial connection to Thailand.

A foreign buyer may present additional credit and enforcement considerations for the lender, particularly when:

income is earned outside Thailand;

employment is overseas;

the borrower has no Thai credit history;

the borrower does not hold permanent residency;

repayment depends on foreign currency income;

the property is located in a resort market;

the buyer plans to leave Thailand;

or the property itself is less liquid as mortgage collateral.

These factors do not automatically prevent financing.

They do, however, help explain why a property loan in Thailand for foreigners may involve a larger down payment, shorter loan term, more documentation or a specialist lender rather than a normal retail mortgage.

Foreign Freehold Condominiums Are the Most Financeable Property Type

For most foreign buyers, a condominium held under Foreign Freehold ownership is the clearest property type to consider when looking for financing.

Foreigners can legally own qualifying condominium units in their own name provided the foreign ownership quota in the condominium does not exceed the statutory limit.

The condominium itself can also provide identifiable collateral that can be mortgaged.

This does not mean that every foreign freehold condominium can be financed.

The lender may still examine:

project location;

building condition;

age of the development;

resale liquidity;

valuation;

foreign ownership quota;

title status;

borrower profile;

and whether the lender accepts that particular project.

A lender’s valuation can also be lower than the agreed purchase price.

If that happens, the buyer normally needs to fund the difference personally.

For many buyers, a property loan in Thailand for foreigners is therefore most realistic when the collateral is a foreign freehold condominium.

For more information about ownership, foreign quota and the purchase process, see our guide Buying a Condo in Phuket as a Foreigner.

Financing Villas, Houses and Land Is More Complicated

A foreign buyer’s financing options become significantly more complicated when the purchase involves land.

Foreigners are generally restricted from directly owning land in Thailand except under narrow statutory exceptions.

This means a standard mortgage for a foreign individual buying a freehold villa with land cannot simply be treated in the same way as financing a foreign freehold condominium.

Thailand’s official guidance on foreign borrowing specifically distinguishes condominium financing from loans used by foreigners to acquire houses or land.

Depending on the transaction, a villa may instead involve:

a leasehold structure;

Thai spouse ownership;

a legitimate Thai company structure;

ownership of the building separately from the land;

or another legally reviewed arrangement.

Financing should never determine the ownership structure.

The correct sequence is the opposite:

First establish a lawful and appropriate ownership structure. Then determine whether that structure can be financed.

Using a company only because somebody says it will make the property easier to finance can create much larger legal risks.

A property loan in Thailand for foreigners becomes more complex when the transaction includes land, a villa or another ownership structure that cannot be held directly in the foreign buyer’s name.

Property Loan in Thailand for Foreigners Working in Thailand

Foreigners who legally work and earn income in Thailand can potentially present a stronger financing profile than overseas buyers with no local income.

Thai government guidance lists documents such as:

passport;

valid visa;

work permit;

salary certificate;

payslips;

bank statements;

income tax returns;

and evidence of additional income.

A lender may also consider:

length of employment;

employer stability;

monthly salary;

existing debts;

age;

credit history;

immigration status;

and the value of the property being purchased.

However, having a Thai work permit does not guarantee mortgage approval.

Similarly, a foreign buyer without a work permit should not automatically conclude that financing is impossible.

Specialist financing products may apply different underwriting standards.

The key is to identify the lender first and obtain an indicative financing assessment before committing to a purchase that depends on borrowed funds.

Foreign Buyers with Overseas Income

Many Phuket buyers earn their income in Europe, Australia, Singapore, Hong Kong, the Middle East, the United States or other international markets.

For a conventional Thai retail bank, overseas income can make underwriting more complex.

The lender may need to evaluate:

foreign bank statements;

employment contracts;

tax returns;

credit reports;

currency exposure;

country of residence;

and reliability of income.

Some specialist financing providers specifically accept borrowers whose income is earned outside Thailand.

For example, MBK Guarantee currently markets a condominium financing product to foreign buyers and states that permanent residence and Thai employment are not required.

Its published criteria indicate financing of up to 50% of the appraised value, subject to approval, with loan terms of up to ten years.

Its foreigner-loan information also lists Phuket among tourist provinces where qualifying condominium collateral may be considered.

This is a useful example of why buyers should distinguish between:

Thai retail mortgage products and specialist foreign-buyer financing.

They are not the same market.

The cost, loan term, LTV, eligibility criteria and repayment structure can be very different.

Obtaining a property loan in Thailand for foreigners with overseas income usually requires stronger documentation and may involve specialist rather than standard retail lenders.

Expect a Significant Cash Contribution

Foreign buyers should generally approach financing conservatively.

If the property costs THB 10 million and the lender finances only 50% of its accepted valuation, the buyer may need to provide at least THB 5 million personally.

Potentially more.

For example:

Purchase price: THB 10,000,000

Lender valuation: THB 9,000,000

Maximum financing at 50% of valuation: THB 4,500,000

Buyer equity before taxes and transaction costs: THB 5,500,000

The financing ratio should therefore be calculated against the lender’s valuation rules, not simply the advertised purchase price.

This is particularly important for resale properties where the seller’s asking price may exceed the bank or lender valuation.

Thailand’s 2026 LTV Rules: What the 100% Limit Really Means

The 2026 LTV relaxation does not change the fundamental eligibility requirements for a property loan in Thailand for foreigners.

Thailand’s Loan-to-Value rules caused considerable confusion among property buyers in 2025 and 2026.

The Bank of Thailand temporarily relaxed certain LTV limits and, in May 2026, extended that relaxation until 30 June 2027.

Under the temporary measure, the regulatory LTV ceiling can reach 100% for certain categories of housing loans, including:

properties valued below THB 10 million from the second mortgage contract onward;

and properties valued at THB 10 million or more from the first mortgage contract onward.

This measure applies to qualifying loan contracts during the temporary period defined by the Bank of Thailand.

But there is an essential distinction:

A 100% regulatory LTV ceiling does not mean that every borrower can receive a 100% mortgage.

It certainly does not mean that foreign buyers suddenly qualify for 100% financing.

The Bank of Thailand establishes prudential limits.

Individual banks still decide:

who qualifies;

which property is acceptable;

how much they are prepared to lend;

what income they recognise;

and whether foreigners are eligible for the product.

For a foreign buyer, the bank’s lending policy remains the decisive factor.

The Bank of Thailand’s 2026 LTV announcement confirms that the temporary relaxation has been extended until 30 June 2027.

Do Not Confuse Maximum LTV with Mortgage Approval

This distinction deserves emphasis.

Three separate levels affect a mortgage:

1. Thai Law

Can the buyer legally own the property and can the property legally be mortgaged?

2. Bank of Thailand Rules

What regulatory lending limits apply to the financial institution?

3. The Lender’s Credit Policy

Does that specific lender want to lend to this borrower for this property?

A buyer can satisfy the first two levels and still fail the third.

That is why quoting a Bank of Thailand LTV percentage without discussing borrower eligibility can be misleading.

Thai Spouse and Joint Financing

A property loan in Thailand for foreigners involving a Thai spouse should be reviewed together with the ownership structure, because borrowing rights and ownership rights are separate issues.

Foreign buyers married to Thai nationals sometimes have more financing possibilities because the Thai spouse may qualify for a conventional mortgage.

However, this changes the legal structure of the purchase.

If land or a house is acquired in the Thai spouse’s name, the foreign spouse should understand that the ownership rights are not equivalent to personally owning a foreign freehold condominium.

The mortgage, ownership, source of funds and marital-property implications should be reviewed independently.

A foreign spouse should not assume that contributing to mortgage repayments creates ownership of the land.

Likewise, arrangements involving guarantees or co-borrowing depend on the lender’s own rules.

SCB currently states that under its standard home loan policy, foreigners cannot be direct borrowers but may act as guarantors for Thai borrowers in applicable cases.

Other lenders may use different policies.

The exact arrangement should therefore be confirmed with the bank before a reservation or purchase agreement becomes unconditional.

Developer Financing and Instalment Plans

Developer instalments can therefore be an alternative when a conventional property loan in Thailand for foreigners is unavailable.

Bank financing is not the only way to spread the cost of a Phuket property purchase.

Off-plan developers often offer staged payment schedules during construction.

A typical structure might require payments at:

reservation;

contract signing;

construction milestones;

completion;

and title transfer.

This is not a mortgage.

It is simply a payment schedule between the developer and buyer.

Some developers may also offer extended post-completion instalment plans.

These can be attractive to buyers who cannot obtain a Thai mortgage, but the terms should be reviewed carefully.

Important questions include:

Is interest charged?

When does ownership transfer?

What happens if the buyer misses a payment?

Can the developer cancel the contract?

Is early repayment permitted?

Does the developer retain title until full payment?

What security does the buyer have if the developer fails?

Can the unit be resold before the balance is paid?

A long payment plan should never be treated as automatically safer than a bank loan.

The buyer is taking credit risk on the developer while the developer is taking credit risk on the buyer.

Seller Financing

Seller financing occasionally appears in Phuket resale transactions.

Instead of receiving the entire purchase price at transfer, the seller agrees to receive part of the price over time.

This can sometimes bridge the gap between buyer and seller.

But it needs careful legal structuring.

Questions include:

When does title transfer?

Is a mortgage registered in favour of the seller?

What interest rate applies?

What happens after default?

Can the property be sold before the seller is repaid?

Is there a balloon payment?

What security protects both parties?

Seller financing based only on a private handshake or informal agreement can create serious problems.

Both buyer and seller should obtain independent legal advice.

Financing From Your Home Country

For some buyers, an overseas loan may be simpler than applying for a property loan in Thailand for foreigners, especially when income and assets are already established abroad.

For some foreign buyers, the simplest solution may be to finance outside Thailand.

Examples can include:

refinancing an existing property abroad;

mortgage equity release;

investment-backed lending;

private banking facilities;

business credit;

or another secured loan in the buyer’s home jurisdiction.

The proceeds can then be used for the Thai purchase.

This can offer advantages when the buyer has a stronger credit profile in their home country than in Thailand.

However, it introduces different risks.

The buyer may be borrowing in one currency while owning an asset valued in Thai baht.

Currency movements can materially change the real cost of the investment.

A buyer earning euros and borrowing euros to purchase a Thai-baht asset, for example, is exposed differently from someone borrowing and earning in baht.

Foreign Currency Transfer Requirements Still Matter

Financing and foreign condominium ownership documentation must be considered together.

Foreign buyers acquiring a condominium under the foreign ownership quota normally need appropriate evidence relating to the funds brought into Thailand, unless another statutory qualification applies.

Official Thai guidance states that foreign purchasers using the foreign-currency route should remit purchase funds into Thailand in foreign currency and retain the appropriate bank documentation.

Permanent residents can be treated differently under the Condominium Act framework.

This creates an important due diligence point for financed purchases.

A buyer considering a property loan in Thailand for foreigners should confirm in advance how the loan, buyer equity and transfer documentation will satisfy the Land Office requirements for registration of foreign ownership.

Do not assume that mortgage approval automatically solves the foreign-exchange documentation issue.

The lender, lawyer and receiving bank should confirm the structure before transfer.

Mortgage Registration and Additional Costs

Financing creates expenses beyond the property’s purchase price.

Depending on the lender and transaction, these can include:

property valuation fees;

mortgage registration fees;

stamp duty;

lender administration charges;

insurance;

legal fees;

foreign exchange costs;

early repayment fees;

and other financing charges.

Rates and fees vary between lenders and can change.

The headline interest rate alone therefore does not show the true cost of borrowing.

Buyers should ask for a written financing illustration showing:

principal;

interest rate;

fixed or floating period;

reference rate;

monthly payment;

total loan term;

all initial fees;

early repayment penalties;

balloon payment;

and total repayment assumptions.

The total cost of a property loan in Thailand for foreigners should therefore be assessed using all fees and financing charges, not just the advertised interest rate.

Floating Interest Rates Require Caution

Interest-rate risk should be stress-tested carefully when taking a property loan in Thailand for foreigners, especially if the loan moves from a promotional rate to a floating rate after the initial period.

Many Thai mortgage products reference floating bank rates after an initial promotional period.

This means the monthly cost can change.

A buyer should therefore stress-test the financing.

If the payment is affordable only at the introductory rate, the loan may be too aggressive.

The same principle applies to investment properties.

Rental income should not be assumed to cover the mortgage every month.

Vacancy, repairs, management fees, taxes and weaker rental periods should be included in the calculation.

For buyers relying on rental returns, the correct comparison is:

net rental income versus total financing cost, not headline rental yield versus promotional interest rate.

Get Financing Checked Before Paying a Non-Refundable Deposit

Buyers relying on a property loan in Thailand for foreigners should obtain an indicative financing assessment before paying a substantial non-refundable deposit.

This is one of the most important practical rules in the entire process.

If a purchase depends on financing, do not make the contract unconditional before knowing whether the financing is realistic.

Ideally, the buyer should obtain:

initial lender eligibility;

indicative borrowing capacity;

confirmation that the property type is acceptable;

and an understanding of the required equity contribution.

Where appropriate, the reservation or Sale and Purchase Agreement should also contain a financing condition.

Whether this is commercially acceptable depends on the seller and transaction.

But paying a large non-refundable deposit first and asking banks about financing afterwards reverses the correct order.

Documents Foreign Buyers Should Prepare

Applying for a property loan in Thailand for foreigners usually requires more documentation than a standard domestic mortgage application, particularly when income is earned overseas.

Exact requirements vary by lender, but a foreign applicant may be asked for:

Passport

Visa

Work permit, where applicable

Proof of Thai or overseas residence

Employment contract

Salary confirmation

Payslips

Bank statements

Tax returns

Credit report from country of residence

Marriage certificate

Existing debt information

Property reservation agreement

Condominium title information

Purchase contract

Property valuation

Evidence of buyer equity

Self-employed applicants may need additional company accounts and business documentation.

Preparing these documents early makes it easier to test financing before entering a binding property transaction.

Property Loan in Thailand for Foreigners: Buyer Profiles

There is no universal foreign-buyer mortgage.

Different profiles require different strategies.

Foreigner Working in Thailand

Potentially stronger candidate where the lender accepts foreign borrowers, particularly with stable Thai income, long employment history and strong banking records.

Foreigner Married to a Thai National

May have access to structures involving the Thai spouse as borrower, but ownership consequences must be understood separately.

Overseas Buyer with Strong Foreign Income

Standard Thai retail mortgages may be difficult, but specialist foreign-buyer financing, developer instalments or offshore financing may be possible.

Retired Foreign Buyer

Income may be stable but age and lack of employment can limit conventional mortgage options. High equity or alternative financing may be necessary.

Investment Buyer

The lender may not accept projected rent as a substitute for established personal income.

Investment returns should therefore be evaluated separately from mortgage eligibility.

Questions to Ask Before Applying for Financing

Before relying on a lender, ask:

Do you currently lend directly to foreign nationals?

Is Thai employment required?

Is permanent residency required?

Is overseas income accepted?

What property types are eligible?

Is Phuket accepted as collateral?

How is the property valued?

What is the maximum financing based on that valuation?

What is the maximum loan term?

What age limit applies?

Is there a balloon payment?

What interest rate applies after the introductory period?

What are the early repayment penalties?

What credit report is required?

How will the financing work with foreign freehold transfer documentation?

Get the important answers in writing.

Should You Use Financing to Buy Phuket Property?

Whether a property loan in Thailand for foreigners improves the investment depends on the interest cost, equity contribution, currency risk and realistic net rental return.

Financing can improve capital efficiency.

It can also increase risk.

Borrowing may make sense where the buyer:

has reliable income;

maintains substantial cash reserves;

obtains reasonable financing terms;

understands the currency exposure;

and is buying a property with sound underlying value.

It becomes more dangerous where the buyer needs optimistic rental assumptions simply to service the debt.

A Phuket property should not become financially viable only because an agent, developer or seller promises exceptionally high occupancy or guaranteed returns.

The investment should still make sense under more conservative assumptions.

Property Financing Should Come After Property Due Diligence

Loan approval does not mean the property is a good investment.

A lender focuses primarily on repayment and collateral.

The buyer still needs to verify:

ownership;

title;

foreign quota;

contracts;

building permits;

condominium financial health;

rental legality;

taxes;

developer risk;

and resale position.

For the wider transaction checks, read our Property Due Diligence in Process guide.

And for the tax consequences of acquisition, ownership and resale, see Thailand Property Taxes for Foreign Thailand for foreigners is possible, but it should never be assumed.

Foreign freehold condominiums provide the clearest financing case, while direct financing of land and houses is much more complicated because of Thailand’s foreign ownership restrictions.

Major Thai retail banks may impose Thai-nationality requirements even when financing is theoretically possible under the wider legal framework.

Specialist providers can offer alternatives, but usually with different LTV limits, terms and costs.

The Bank of Thailand’s temporary 100% LTV ceiling should also not be misunderstood.

It relaxes a regulatory limit for qualifying housing loans. It does not create a right to 100% financing and does not override each lender’s eligibility rules for foreign applicants.

For most foreign buyers, the safest sequence is:

Choose the correct ownership structure → verify the property → test financing → confirm the cash contribution → protect the contract → complete the purchase.

If you are considering buying property in Phuket and financing is part of your investment plan, JFTB Real Estate can help you assess suitable properties and identify the financing questions that need to be resolved before you commit to a purchase.

The objective is not simply to obtain a loan.

It is to make sure the property, ownership structure, financing and overall investment still make sense together.

For the complete purchase sequence, see our Thailand Property Buying Process guide.

Buyers should also budget for acquisition and ownership costs explained in our Thailand Property Taxes for Foreign Buyers guide.

Buying property in Thailand as a foreigner is usually associated with cash purchases, but financing is not completely impossible.
